Who this review is for
This is our flagship review for letting agents, property managers and private landlords assessing one salaried applicant. It is suitable when the application includes recent payslips, corresponding bank statements and, where available, an employment confirmation.
The result is a concise written note showing whether the supplied records consistently support the declared income. It does not make the tenancy decision, perform a credit bureau check or guarantee future payment.
What we examine
We compare the applicant name, employer, pay periods, gross and net earnings, deductions and salary deposits. Once-off credits are separated from recurring pay. Where a salary date or amount varies, we record the pattern instead of treating every variation as a discrepancy.
Included are up to three payslips, three months of bank statements, one employment letter and one round of questions from the instructing client. Additional applicants or longer statement periods are quoted before work begins.
The review sequence
- Scope confirmation. Tell us the monthly rent, applicant type and documents available. Do not send financial records through the public enquiry form.
- Secure handover. We agree a protected transfer method and confirm that the file is readable.
- Reconciliation. A reviewer traces payslip figures to account entries and notes omissions, inconsistencies or reasonable explanations.
- Written finding. You receive a finding, an evidence list and focused questions that may be put to the applicant.
Preparation and limits
Documents should be complete, legible and unedited. Account numbers may be partly redacted, but the applicant name, transaction dates, descriptions and values must remain visible. Reviews are conducted in English and usually completed within two business days after a complete file is accepted.
The fixed fee is R1,450 including VAT where applicable. Urgent work, multiple income sources and applications with more than one earner require a prior estimate.
