1. Describe the application

Use the enquiry form to identify the type of income, number of applicants, proposed monthly rent and your required decision date. Do not attach bank statements or identity documents at this stage.

2. Agree the scope

We reply within one business day with the evidence list, fee, turnaround and a secure handover method. You confirm that you are authorised to instruct the review and have provided the applicant with appropriate privacy information.

3. Completeness check

We check that pages, periods and names are legible before the review clock starts. A missing page is raised early so that the substantive reading is based on a coherent file.

4. Income reconciliation

The reviewer traces stated earnings through the source records, distinguishes recurring credits from transfers or reimbursements, and records points that need context. We do not contact the applicant or employer unless separately agreed and lawfully authorised.

5. Written finding

The resulting PDF identifies records reviewed, the period covered, supported income, exceptions, limitations and suggested follow-up questions. Standard files are usually returned within two business days.

6. Clarification and closure

One round of questions about the note is included. Working copies are then retained only for the stated period and removed according to our privacy policy.
